THE property market in Bathurst has changed significantly in the past decade, the median house price rising by 51 per cent since 2006.

Century 21 Bathurst real estate agent David Chapman said the median house price was $255,000 in 2006 and is now at $385,000 and rising steadily.
“It wasn’t all that long ago that the median house price was around the mid $300,000 mark,” he said.
Mr Chapman has noticed that houses spent less time on the market during the last few months of 2016.
“Buyers definitely seem to be showing more urgency,” he said.
“They realise that unless they start to move quickly on a property they’re interested in that there is more competition out there and other buyers will beat them to it.”
After reviewing the figures, Mr Chapman was able to confirm that the sale record was broken for six out of 12 months during 2016.
November was a particularly busy month for real estates around the city, with the number of sales exceeding 100 properties for the first time.
Mr Chapman said the changes to the market are the result of a few factors, including the increasing cost of land and materials when it comes to construction.
People trying to sell are more likely to get a good price for their property, Mr Chapman said, while people looking to buy will save money in Bathurst compared to major cities.
“This median house price of $385,000 in this current day is still very good,” he said.
“When people are seeing what they can get for that price it is very, very attractive.
“For what they can get a house in Sydney for, they can get two or three houses in Bathurst for the same price
“All of that collectively is pointing to a really good time to be on the property market in Bathurst.”
Bathurst Real Estate principal Mick Whittaker said the median house price is on par with what he has seen at his own agency in recent years.
He said there has been more people moving to Bathurst from the Eastern part of NSW and as a result the city has also become much more multicultural in recent years.
“I think the traffic congestion in Sydney is pushing people further west to places like Bathurst, especially once they realise that our lifestyle is pretty good as well as being pretty safe,” he said.
“Bathurst is an excellent place to raise children, with good quality education facilities including public schools, private schools and the TAFE and Charles Sturt University.”
Jobs are always a factor when it comes to the property market and Mr Whittaker said it is a great sign for the city that retail vacancies have been on the decline in the past 12 to 15 months.
Mr Whittaker went on to say that he feels once the entrance on the eastern side of the city is finished, it will likely open up Bathurst to more people.
“It will make it much easier for people to get in and out of Bathurst and it is very important to the future growth in our city,” he said.
