Barnson Pty Ltd has submitted a development application for a $1.6 million mixed use redevelopment of a 1.24 hectare site at 1 Rankin Street, between the existing Bathurst Mowerland site and the Macqaurie River.
The DA proposes consolidating five vacant lots into one and developing a six-lot strata subdivision.
Stage 1 would see the site remediated and the construction of a commercial building at the front of the site comprising four individual tenancies and parking.
Stage 2 would be the development of eight semi-detached homes towards the rear of the site.
A Statement of Environmental Effects (SoEE) submitted with the DA notes some contamination on the site, particularly asbestos, lead and benzoapyrene, and Envirowest Consulting was engaged to prepare a Remediation Action Plan to remediate the area before.
A Riparian Assessment produced in response to correspondence with the NSW Officer of Water made a number of recommendations concerning the treatment of the riverine environment, relating to weed control, re vegetation, erosion control and monitoring.
The site is at the edge of the Bathurst Conservation Heritage Area but the developers do not anticipate finding any items of significance.
“As the site is already significantly disturbed it is not expected that any items or objects of Aboriginal cultural heritage significance will be found on the site during earthworks and construction,” the SoEE states.
“However, should an item or object be found, work would cease and the Department of Environment and Heritage is to be notified.”
