Bathurst Real Estate rural and lifestyle sales specialist James Price said the market is “red hot” at the moment, with more interest being shown in rural properties than he has ever seen.
“The interest has always been there, it’s just in the last three or four months that has gone crazy,” he said.
“We’ve basically just sold everything; that’s the issue – we don’t have anything left to sell.”
Both local and Sydney buyers have been looking around Bathurst for a nice parcel of land, ranging from one to 1000 acres, to call home.
Mr Price said the kind of inquiry seen by his agency has varied.
“There is the typical realestate.com and Domain inquiry, but we are getting a lot of people coming to us with requests,” he said.
There is also no one area that has been in highest demand, but the Sydney buyers have shown more of an interest in properties between Bathurst and Lithgow.
What makes the rural sales boom so interesting is that is has happened over winter, a time of year all agents agree is the slowest.
Mr Price has recently seen success at Mount Rankin, where he was able to sell a 11.4 acre property on Willow Tree Lane to a local buyer, Matt Turnbull, before it had hit the market.
Mr Turnbull had listed a residential property with Bathurst Real Estate, which sold in one day, and then made an offer on the Mount Rankin property.
“We had been looking in that area for about 10 years and looked at different properties with different agents over the years,” he said.
“We had been to a few with James and he actually gave us a call about this one.”
The family was shown through the property on a Sunday afternoon and were ready to make an offer the following day.
Mr Turnbull said his family had seen quite a lot of competition over their time looking for a rural property.
“I think that’s where I’m fairly grateful to James for thinking of me,” he said.
“Without him doing that I guess we would have been out of the loop.”
Mr Turnbull said there are no big plans for the property other than making it their own.
“We’re just going to enjoy it,” he said.
“The home is an older home, so we’ll do some renovations to make it our own, but that is it really.”
Mr Price said now is a great time to list a rural property as the demand is high and vendors have had great success on the market in recent months.
“Some people have been getting over the asking price,” he said.
