The investors have been locals, people from outside of the region and even some people overseas. 

Century 21 Bathurst principal Troy Kearney said the majority of out of area investors have come from the Western Sydney region and the Lower Blue Mountains.

Bathurst’s residential sales figures have increased steadily in recent years, thanks in part to the investor interest.

“Our mid-week appointments are filled with local buyers trying to secure a home – the majority of these are owner occupiers trying to beat the weekend rush,” Mr Kearney said. 

“The weekends are a different story. Seven out of 10 of the buyers attending open homes are all from Western Sydney looking to invest in the region. 

“Out of area buyers are also looking at up-sizing their home but also downsize their mortgage by moving to Bathurst.” 

A Galaxy Research survey conducted by lender State Custodians recently found that 65 per cent of Australians are anxious about whether property investment is viable.

Mr Kearney said he hasn’t seen much evidence of this occurring in Bathurst as it is very attractive to investors.

“Bathurst has seen consistent and steady capital growth over the years. Along with having low vacancy rates it makes for the ideal place to invest now and in the future,” he said.

One Agency Bestwick Real Estate principal Mitchell Bestwick said it is natural for people to be anxious. 

“It is always quite nerve-racking to get further into debt, in many cases, to buy an investment property," he said.

"It is a calculated risk that people take, but there is obviously an opportunity for tax breaks and an opportunity to grow your wealth, and you can help out other people [with your investment].

"You need to be anxious and nervous in order to do your due diligence in buying an investment property.”

Both Mr Kearney and Mr Bestwick agree that Bathurst is attractive for multiple reasons, including its mix of industries and growth trends. 

“Bathurst has got a great history of growth and steady growth,” Mr Bestwick said.

“It is based on sustainable industries, it has great infrastructure projects from council and the state government and it's proximity to Sydney makes it easy to get here."
