A development application before council shows it would be located 27 Vale Road on the site of the former Farmers Arms Hotel.

If approved, the van would be situated on the southern side of the property and be visible from the road.

The DA’s Statement of Environmental Effects (SoEE) report prepared by Anthony Daintith Town Planning states that the business would operate from a van parked on the site which would sell food and drinks for workers in the area and the travelling public.

“The van will be fitted out to meet all necessary food premises code requirements,” it states.

“There will be one to two staff employed as part of this business.”

The van is proposed to operate seven days-a-week, and would open from 6.30am-5.30pm weekdays, 7.30am-5.30pm on Saturday, and 7.30am-12.30pm on Sunday.

It would not be open on public holidays.

Motorists will have access to the site via the existing driveway located near the northern boundary of the former Farmers Arms Hotel site.

“There is existing parking (hardstand) along the northern side of the site (there is plenty of overflow parking available at the rear of the site). Vehicles can enter and leave the site is a forward direction,” the SoEE reads.

There are no building works proposed as a result of this development.

“The development will have a negligible impact on the public domain in terms of: public recreational opportunities in the locality; amount, location, design, use and management of public spaces in and around the development; and pedestrian linkages and access between the development and public areas,” the SoEE states.

“It is considered there will be no negative cumulative impacts as a result of the proposed use of the site as a takeaway food and drink premises.”
