CS Residency is the company behind the plans for a two-storey, $1.8 million motel to be built on Ingersole Drive as part of the new development.
The plans have been lodged with Bathurst Regional Council, which is already considering separate proposals to build Bathurst’s second KFC outlet, a Shell service station and new childcare centre during the first stage of the development.

Two new roads – Ingersole Drive and Muldoon Avenue – have already been established on the 27-hectare development site that fronts the Great Western Highway opposite Harvey Norman.
A statement of environmental effects (SoEE) lodged with the development application says the proposed motel would “meet the objectives of a high quality modern building design”.
Architect drawings show there will be 17 rooms on the upper level of the motel and 11 rooms – including two accessible rooms – on the ground floor.
Landscaping will include trees, shrubs and ground covers that will buffer noise from the Great Western Highway and there will be a 30-space car park as part of the development.
The motel will be built on a 2673 square metre wedge-shape block with security features highlighted in the SoEE.
“The ground floor units are protected by landscape hedges and external ground access is not permitted from the small verandahs,” the SoEE states.
“Rooms are only accessible from internal corridors which provide straight line of sight surveillance. The open palisade fencing is only on the side and rear boundaries, providing good observation to public areas.
“The car parking area is open and easily seen from rooms and the front lobby.
“CCTV surveillance will be provided to all external areas, car park and internal corridors. Night-time lighting will be provided to the car park, front entry, pathways and internal corridors and public spaces.”
The Gateway site is zoned B5 which does not allow shopping centres, supermarkets and department stores, but medical centres, auto showrooms, motels and bulky goods retail businesses are likely to be interested in the project.
The total development period could be up to five or six years.
