It is considered a tightly held area, but one of its 12 units has just hit the market with One Agency Bestwick Real Estate.
Number 10 was built in 1995, but offers many desirable features the modern buyer is after thanks to recent renovations and the developer's forethought.
RECENT PROPERTY FEATURES:
"The developer spent the extra money at the time and it shows by the condition the complex is in today," agent Mitchell Bestwick said.
The unit for sale is just a short distance from the entrance to the complex and is surrounded by its established garden.
It is one of several in the complex that has enough space to accommodate two vehicles.
Stepping into the unit, you find yourself on a tiled foyer that leads into the formal living space.
Among the work carried out by the current owners is fresh carpet and paint, which can be seen in this formal space.
They have also created more separation between the open plan kitchen at the back of the unit and the formal living room with a door and windows.
The kitchen is also quite sizeable for a two-bedroom unit, and its features include a good amount of storage, induction cooktop, wall oven and a dishwasher.
"It works well, it's been updated and it's all electric," Mr Bestwick said of the kitchen.
One of the things that can be appreciated about this unit is its level of storage.
In the master bedroom, located at the front of the property, it has both a walk-in-robe and built-in storage, while the second bedroom has built-ins along one wall and there is a centrally located two-door linen cupboard.
The unit has two bathrooms as well: an ensuite in the master bedroom and a shared bathroom with separate toilet.
Outdoors, this unit offers a modest courtyard that has been carefully tended to by the current owner over the last eight years.
Mr Bestwick, who has worked with the owners previously, said that they have always had a well-presented home and garden.
In addition to all of the features, this unit offers two gas heaters, a reverse-cycle split-system airconditioner, internal laundry and a single garage with automatic door.
The garage also has additional space that can be used as a workshop or storage area.
Mr Bestwick said Macquarie Manors was among the best unit complexes in Bathurst and encouraged investors or downsizers to make inquiries.
"This would ideally be suited to the downsizers that don't want to lose their independence, but still have a substantial and quality home," he said.
The unit will go to auction on May 25 on site, if not sold prior.
Open home inspections will be held between 10am and 10.30am every Saturday until the auction, otherwise private inspections can be arranged.
