THE median cost of buying a home in Bathurst has jumped by more than $80,000 during the past five years, new data shows.

The recently-released Domain House Price Report for the June quarter shows the median price for homes and how they have changed in recent years.
Bathurst may have topped the list for the most expensive place to buy a home at $430,000, but it did not record the highest growth during the five-year period.
That honour went to Lithgow, where the median house price soared by 45.6 per cent, or more than $100,000.
Data from the report shows the cost has increased from $237,000 in 2014 to $345,000 this year.
The next highest growth was in Cootamundra-Gundagai with a 36.0 per cent jump - from $196,000 to $266,500.

Bathurst recorded the third highest increase in the median cost of a home, with a jump of 25.2 per cent - from $343,500 to $430,000.
Bathurst Real Estate principal/director Michael Whittaker said he was not surprised by the increased median house prices for the local area.
"It's probably all part and parcel of what happens in a country that's growing," he said.
"Everyone to a certain degree wants to see house prices rise."
Ray White Emms Mooney director Patrick Bird said while Bathurst might have the highest median prices in the region, it was still very affordable.
"When you compare it to bigger cities it's a lot more affordable. You can buy two houses in Bathurst for the prices of one in Sydney," he said.
"We've got record-low interest rates making entry into the market a lot easier."
Raine and Horne director Grant Maskill-Dowton said the Bathurst housing market had benefits when compared to other nearby locations.
"Our town is more stable to invest in, we're not mine dependant which has always been the problem with some other neighbouring town," he said.
Mr Maskill-Dowton said while higher median prices might make it "tougher" to get into the housing market, low interest rates and first-home buyer benefits were a big help for many people.
