Population forecasts by Bathurst Regional Council consultants id.community say Eglinton's population will grow 63 per cent between now and 2036, from 2319 to 3788.
That growth is likely to come on the back of two major residential developments currently on the drawing board at Eglinton, including a private 221-home development behind Eglinton Public School and a proposed mixed density development on council-owned land at the intersection of Freemantle Road and Duramana Road.
The two developments will greatly change the look and feel of Eglinton, and concerns about the capacity of local schools and the roads into Bathurst have already been raised in council.
Other areas earmarked for population booms are Abercrombie-Llanarth (forecast to grow 42 per cent from 3663 to 5202) and Kelso (North)-Laffing Waters, where another major residential subdivision is expected to see the population rise 32 per cent (7098-9357).
Overall, the Bathurst region population is forecast to grow 20 per cent by 2036, from 44,692 to an estimated 53,362.
Other Bathurst region areas forecast for strong growth include Windradyne, up 19 per cent from 3321 to 3952; Kelso (South), up 15 per cent from 2669 to 3095; South Bathurst-Robin Hill-Mount Panorama, up 13 per cent from 2543 to 2865; and Bathurst (Central), up 12 per cent from 7418 to 8329.
