I feel this location will prove unsatisfactory for both business and community.
As has been pointed out, there may be problems of access, not least because it is on the wrong side of the road to attract drivers coming from Sydney.
I suggest a different location, one which Bathurst Regional Council can provide as it is its land.

This site offers not only easy access for Sydney traffic, but it will be in Bathurst's famous American fast food roadside precinct.
Yes, the heritage people will protest about so using the Haymarket Reserve park. And they will argue about the heritage and community importance of the adjoining ambulance station.
But let's get real, folks.
When will Bathurst Regional Council remove its collective digits and actually make meaningful use of the ambulance station with its attractive adjoining park?
No, this is the best site possible to sate the hunger of Sydney motorists passing through Bathurst with minimal disruption to traffic.
