THERE is a growing interesting in higher-end properties in Bathurst, and it's locals, not Sydneysiders, who are looking to snap them up.

Serving as an indication of the demand, a property within the Mount Panorama footprint was just sold before a marking campaign was rolled out.

Raine and Horne Bathurst director Grant Maskill-Dowton sold the five-acre property at 194 Boundary Road and set a new sale price record for Robin Hill in the process.
"There is strong interest up there [at Mount Panorama]," he said.
"The one on Boundary Road, it was a very unique property, it had amazing extensive renovations and extensions done on it to capitalise on the view and it was sold prior to marketing.
"I guess it had the right buyer at the right time."
He said the eventual buyers wanted the view without necessarily being alongside the circuit itself, which is what this property was able to offer.
"That was their attraction to this property and they jumped on it straight away," Mr Maskill-Dowton said.

Even he was a little surprised at how quickly the property sold and said it pointed to a trend he has been noticing.
"It's been very interesting. There has certainly been a demand for that higher-end property in Bathurst at the moment," Mr Maskill-Dowton said.
"I personally have had three or four properties in excess of $1 million in the last two months sell."
"There's been a very strong demand for that higher-end, and interestingly enough, the general market for those buyers have been locals."
While it is locals securing those properties, Mr Maskill-Dowton said there has been a spike in inquiry coming from the Sydney area on other homes.
Those buyers are more interested in homes around the $600,000 to $800,000 price bracket.
"It's still giving them an amazing lifestyle in comparison to what they had in Sydney," he explained.
The Boundary Road property wasn't the only property up for grabs in the Mount Panorama precinct.
There are three properties on Conrod Straight that are currently listed for sale, including another listing of Mr Maskill-Dowton's.
That property has also seen a good level of interest and, while it has yet to sell, there are offers on the table at the moment that are being considered.
