Located at 253 Bentinck Street, the five-bedroom, three-bathroom home, also known as 'Olivetto', sits on a generous 1268 square metre block, surrounded by established gardens.

The home had been restored and renovated over the years and boasts period features like marble fireplaces, ornate cornices and high ceilings with centre roses.

The home was listed by Raine and Horne Bathurst director Grant Maskill-Dowton, who said the property sold prior to any marketing.

It's not the first time he has broken the CBD sales record. In fact, it's not even the first time he's done it in the last 12 months.

He sold 166 Rocket Street for $1.12 million in July and 255 Bentinck Street for $1.14 million in December.

"It's just a reflection of where the market is at and that people are prepared to pay that sort of money to secure a piece of history," Mr Maskill-Dowton said.

It's also not the first time Mr Maskill-Dowton has sold 'Olivetto', having sold it in December 2009 for $825,000.

The owners contacted him again after seeing other recent sales to ask if he knew of anyone who might by interested in buying it.

"We just had it as a quiet listing on the books and I ended up having two buyers interested in it," Mr Maskill-Dowton said.

"Both were out of town buyers for that, which is a bit different to other [high-end properties] I've sold."

With there being limited properties on the market at the moment, a lot of buyers have had to register their interest with agents to have any chance of securing their dream home.

This is especially true for unique houses like 'Olivetto'.

"You just can't depend on them coming online or anything, because there is properties out there that we know about, have a contract for, but the owners don't want advertised," Mr Maskill-Dowton said.

"... The most important thing is, if you're looking for something, for you to contact your preferred agents, because properties are effectively not hitting the market.

"Especially if you are looking for that sort of unique, higher-end property, a lot of people that own those properties are very private and don't want their houses to be marketed heavily."

The record-breaking sale of 'Olivetto' comes after a big year in Bathurst, where 19 residential homes sold for over $1 million, most of which were snapped up by locals.
