The joint venture between land owner Clare Stait and developer Hynash Pty Ltd has been ongoing for around a decade and hundreds of new homes now stand on what was once a sheep farm.
Developer Lester Hewitt said stage four of the development would open up the estate "back to Marsden Lane and up to Hughes Street".
"There will be a new roundabout at the intersection of Hughes Street and Marsden Lane," Mr Hewitt said.
"The current DA that this is part of has 51 blocks approved, and 25 are currently being constructed."
With the hills on the land quite steep, this stage of the subdivision will have a large amount of work done prior to the blocks being put on the market.
"The natural contour of the land is too steep, so we're doing more bulk earthworks at this stage to make the blocks more user friendly and more presentable to buyers," contractor Phillip Hewitt said.
While the Covid building grants provided by the Federal Government have encouraged people to buy blocks and build, this hasn't directly translated to an increase in block sales, Phillip Hewitt said.
"The stimulus from Covid has actually accelerated all this, but the approval process has slowed so no one can take advantage of the Covid stimulus package," he said.
"Bathurst normally sells about 200 to 250 vacant house lots a year. I reckon that there will only be about 100 new blocks on the market in the coming 12 months."
Sales in Marsden Estate have always been consistent and even with the recent influx of Sydneysiders there hasn't been a significant increase in sales.
"What we're finding is most of the buyers are local buyers, for land," Lester Hewitt said. "The Sydney market, from what we've found, is predominantly buying existing homes.
"This does affect it though because this is allowing people to sell existing homes and move on and upgrade, but most of the buyers are pre-existing buyers who have built, sold, or are going to sell, and are building again in the same estate."
Stage four is expected to be completed later this year, while the remainder of the subdivision is ongoing with several stages to still be constructed pending approval.
