The site, which notably used to house Two Heads Brewing, has been largely dormant in the local business circle since early 2019.
But with the growth of the Tremain's Mill precinct and the Bathurst Rail Museum in the intervening years, local buzz around the historic Milltown area has gained further steam.
Project manager Bernard Vance said extensive works are in progress behind the scenes to ensure the building is up to standard.
"At ground level, the building is in use, but the upper levels have required significant modifications for fire safety and disability compliance," Mr Vance said.
"Once they're approved by Bathurst Regional Council, we'll have a wide range of commercial workspaces ideally suited to professionals in the health, engineering and creative industries.
"The ground floor areas are ideal for retail developments, from showroom-style business to event and function venues accommodating up to 200 people."
Mr Vance said he's looking for stable, professional operators with viable business experience.
"A great advantage of this site is the fact we have around 70 to 80 car spaces, which is an important consideration especially for venue-based operators wishing to host events," he said.
With the growth in interest around Bathurst's railway precinct over the past two years, Mr Vance feels the time is ripe to attract businesses back to Crago Mill.
"When the 3801 came through town a couple of weeks ago, this end of town was jam-packed...there was a lot of excitement, and these sorts of events help highlight the value of this precinct," he said.
"The Tremain's Mill precinct has already started to build an audience, as has the Rail Museum, so there's certainly a lot of opportunity here at the moment."
Mr Vance said the top priority in the interim is to complete compliance works at the mill and "get the boxes ticked" with council.
"I'm looking forward to seeing a busy building once again, perhaps in the vein of the Victory Theatre in Blackheath or Orange's Agrestic Grocer," he said.
"It'll all depend on the tenancy interest we receive."
Expressions of interest are currently open for the ground floor and mezzanine areas.
