"Littlebourne" is a circa 1831 property on the Oberon Road near Blue Ridge Estate.

The restoration rescue is being planned by Annabelle Warren who is passionate about the potential she sees in her vision to transform Littlebourne into a bed and breakfast accommodation option of the highest calibre.

Bathurst MP Paul Toole said Littlebourne Estate Pty Ltd would receive funding of $150,000 from the NSW Government to kick-start the $1.7 million project.

"Annabelle certainly has a wonderful vision for Littlebourne. She will use this funding to undertake a complete refurbishment of the property to turn it into a luxury five-star guesthouse," Mr Toole said.

"The house is to be modified to provide six, king size accommodation suites, each with fireplaces and ensuites."

Ms Warren said the refurbishment had been designed by award-winning heritage specialist architects.

"The original character of the house is to be retained. However, the design (approved by Heritage Officers and Bathurst Regional Council) will bring in more natural light and include an extension with a country kitchen and a new casual living space for modern entertaining," she said.

"We want this to be five-star luxury accommodation to fill a niche market in the region. It's very exciting because it's going to breathe new life into Littlebourne.

"Not only will the homestead be transformed, the gardens will also receive a makeover and there's also a swimming pool and outdoor entertaining area planned as part of the project."

Mr Toole said the funding for Littlebourne is part of $5.5 million in NSW Government grants to support product development, marketing programs and business events across the state.

"The total investment across regional NSW will create jobs, enhance the visitor experience, promote NSW regions as 'must-visit' destinations, and stimulate new business event activity that will collectively generate tens of millions in visitor expenditure," he said.

"These grants are all about generating future demand for the Bathurst region as a preferred place to visit, for business or leisure.

"We may not have many travellers right now, but they are getting ready for when people can move around again."

The NSW Government, through Destination NSW, will deliver the grants and support recipients to best manage their projects considering the impact of the current restrictions.
