The development application (DA) shows the subdivision at 129 Ophir Road, Llanarth incorporates 16 residential lots, one public reserve lot and two new public roads.
Lots range in size from 726.5 to 3305 square meters, while the public reserve is 8893 square metres (2.19 acres).
Street trees, road reconstruction and street lighting conditions are listed in the DA for the Ophir Road subdivision applicant, Landforce Management and Construction.
“The developer is to plant (or contribute the sum of $354.80 per lot for the planting of) advanced street trees in the footway in front of each lot,” the DA states.
Also listed, is the reconstruction of the intersection where the proposed road will meet with Ophir Road.
“Kerbing and guttering and sealing of the road shoulder at the intersection, and for 20 metres either side of the intersection on both sides of the road,” the DA stipulates.
Street lighting will also be installed at the intersection.
Historically, the land the subdivision will be on was rural until 1985 when the site was then used as a truck and car yard.
The subdivision adds to the growing areas of Llanarth, Windradyne and Eglinton in the city’s western outskirts, and also Bathurst council’s recent land releases.
The Western Advocate reported earlier this month that council’s last land release, the 59-lot Eglinton 100, had sold out.

Mayor Gary Rush said at the time that council would again look west for its next land release.
“Council continues to plan for future land releases, and we have a number of locations under initial planning and layout design,” he said.
“The next residential land development will be Windradyne 1100 between Colville Street and the Mitchell Highway on the western side of Bathurst.
“It is proposed that more than 170 lots will be included in this land release.”
