THREE homes could soon be demolished to make way for a $9 million 49-unit residential complex close to the central business district.

Hillside Properties Australia has lodged plans with Bathurst Regional Council to build the unit complex which will front Havannah, Durham and Baillie streets, and the Macquarie River to the south-east.
The development application (DA) shows the 49 units will be comprised of a variety of two bedroom (eight units) and three bedroom (41 units) along with a community building.
The demolition includes one occupied home at 21 Durham Street, the other demolitions will be of unoccupied homes at 23 Durham Street and 48 Havannah Street.
Associated out buildings at all three homes will also be demolished.
The residential complex will have two entries – Durham and Baillie streets – with internal roads to access each unit.
The 49 units will be contained within 28 single-level buildings and each dwelling will include an enclosed private outdoor space.

In addition, the community building listed in the DA will include swimming and gymnasium facilities.
A 55-page statement of environmental effects for the residential complex, states the development will comprise the consolidation of three separate parcels of land to form a total land area of 17,261 square metres.
The report also states the proposed residential development will be protected from floods by an already existing levee bank.
The development is located 900 metres from the Bathurst central business district.
The DA shows construction will be completed in five stages, with the Havannah Street area to be undertaken first.
Snudden Park, located along the Macquarie River between Durham and Baillie streets, will remain and is not part of the DA.
