According to data from commercialrealestate.com.au, Bathurst is the fourth most-searched area in Australia for rural properties.
Also on the list are Orange, Dubbo and Mudgee, which slotted into seventh, eighth and ninth place respectively on the top 10 list.
Ray White Emms Mooney rural sales specialist Stewart Murphy said he wasn't all that surprised to see Bathurst ranked so highly.
He said the leading factors making the regional city so attractive were its proximity to Sydney, the diverse range of industries offering employment opportunities and quality facilities.
Another attribute for Bathurst is that it can offer people different types of blocks, including small rural lifestyle, larger rural lifestyle, bigger working farms and recreational rural land.
Mr Murphy said Ray White Emms Mooney is Bathurst-based, but has agents working right across the Central Tablelands.
"We're talking to a lot of buyers across this area and they are coming from this region, the Sydney region and across the state," he said.
Popular areas for investment in the Bathurst region include O'Connell, Perthville, George's Plains, Mount Rankin and Limekilns.
"They're all popular because of the radius to town," Mr Murphy said, adding that a 20-minute drive from town is ideal.
"I generally see once you start getting beyond that, they tend to be buyers without kids."
At the moment, Bathurst has a lack of rural properties available, but there are still a lot of buyers on the hunt.
Mr Murphy said his agency has a database of buyers looking to invest in rural areas, so anyone looking to sell a property could see a great response if they list now.
“If people are looking [to sell], yes the season is dry, which is a concern, but the reality is there are still a lot of buyers out there looking,” he said.

Raine and Horne Bathurst director Matt Clifton said he was a little surprised to see Bathurst ranked so high, but understood the interest in lifestyle blocks would help with the level of inquiry.
“People want to get away for the weekend or a short break; it is quite easier to get here,” he said.
He agreed that proximity to Sydney and access to varied facilities were Bathurst’s attractive qualities, and said a lot of inquiry comes from people outside of Bathurst, particular the Sydney area.
