Owner Liam O'Hara has spent a lot of time and money planning and executing a major project that will deliver much-needed infrastructure to the Trinity Heights and Laffing Waters area.
"With all the new residential housing going in, there was more demand for facilities out here," Mr O'Hara said.
His plan for the land surrounding Paddy's Hotels includes seniors housing complex, a gym and a 129-place daycare centre.
"At the moment a daycare centre group from Sydney is building on the front block," he said.
Professionals Bathurst has been engaged to sell the four blocks for that are currently for sale alongside the road leading to the hotel.
While there has been a good level of interest in the lots available, it hasn't all been smooth sailing.
Mr O'Hara said a development application for a gym had been approved, but the business due to move in couldn't arrange the finance. Other gyms have since shown interest in the site.
"We've had a few people looking at that, then we've got three other blocks that are getting some interest," Mr O'Hara said.
"There's a lot of interest, it's just a matter of getting people over the line."
Once the four lots are sold, construction on the seniors villas is expected to get under way.
Mr O'Hara said, in the next few years, a range of businesses would be available to the community.
"I would think within a couple of years those four blocks will be sold and the businesses will be built and starting to open," he said.
Mr O'Hara bought the former St Patrick's Sporting Club site and associated sporting fields in 2011 after the club went into receivership with debts of more than $713,000.
After reopening the licensed premises, he began working on his vision for the Gilmour Street site.
