COMMERCIAL real estate agent Burgess Rawson is predicting a strong result when 52 Kabbera Boulevard, which houses Nurture One Kelso Children's Centre, goes to auction in Sydney this week.

Burgess Rawson childcare specialist Natalie Couper said the centre has "one of the industry's strongest and most secure leases": a triple net lease to 2026, with a further option to 2031.
"The leasing structure sees Australia's largest ASX-listed early education provider, G8 Education, responsible for all outgoings, including structural and capital maintenance, insurances and rates," she said.
"It also features 'ratchet' provisions, ensuring rental growth at every review."

The centre is licensed for 82 long day care places, she said, is on a 1825 square metre site and returns a net income of $128,682 per annum, plus GST.
The advertising for the auction emphasises Bathurst's strong population growth rate and the centre's proximity to five schools.
The centre will be auctioned at Burgess Rawson's Portfolio Auction event at Doltone House in Sydney from 11am on Thursday, February 27.
