Earlier this month, a development application (DA) was lodged for a service station and three fast-food outlets on a site that fronts the Mitchell Highway, Bradwardine Road and Corporation Avenue.
The proposal named 7-Eleven, McDonald's and Subway as three of the four tenants.
Now, a separate DA has been lodged for a site less than 100 metres away at 7 Bradwardine Road.
The DA proposes a warehouse and distribution centre, neighbourhood shop, and takeaway food and drink premises for the site.
The existing building would be used to accommodate the businesses.
According to the Statement of Environmental Effects (SoEE), the building was originally approved as a factory in 1994 and there was an addition to it in 2001.
"There are no changes proposed to the external appearance of the building and there will be minor internal alterations as depicted on the development plans to facilitate the use of the building," the document reads.

The neighbourhood shop would offer a range of product lines that meet the needs of the local area.
It would include aisles of shelving, freezers, fridges and bulk goods.
The food and drink premises is described as "very small", and includes a servery window that opens to the driveway area.
The SoEE said that the owner of the building intends to use the warehouse and distribution centre to support the operations of a separate business they own.
"The proposed warehouse and distribution centre in tenancy two will be used for the storage and distribution of upholstery products made the owner's upholstery manufacturing business offsite," the SoEE said, then clarifying that no manufacturing would occur on site.
"The warehouse and distribution centre proposed in tenancy one will be utilised for a number of purposes including the storage and distribution of the owner's upholstery products along with the warehousing of products for the proposed neighbourhood shop.
"The owner also intends to utilise the warehouse area for the receival and distribution of products for offsite/online customers."
The DA proposes that the neighbourhood shop and the takeaway food and drink premises would operate six days a week, from 7am to 7pm Monday to Friday and 8am to noon Saturday.
The warehouse and distribution centre would also operate Monday to Saturday.
The SoEE concluded that the proposed development is permissible with council consent.
