In the development application submitted by Housing Plus and the subsequent report to Bathurst Regional Council's latest meeting, it was stated that remediation works were required to make the entire site safe for residential development.
Project manager for Housing Plus, David Standley, said that there were no major contaminants within the site, but the minor ones identified can and will be treated.

Housing Plus engaged GHD as an environmental consultant to assist with the contamination on the site.
Senior environmental consultant Evette Griffin said contamination was identified within the surface soils and a previously back-filled brick pit.
Among the things GHD identified were asbestos fragments, some chemical contaminants and aesthetic impacts such as brick, glass and metal fragments, but there was no groundwater contamination identified.

Ms Griffin said remediation action plans were developed for Lot 100 and Lot 5 following investigations. Some works have already been completed.
"Both Lot 100 and Lot 5, all investigations, remediation plans, validation reports and long-term management plans are all under site audit statements and these are completed by NSW EPA accredited site auditors," she said.
"They are independent of the consultants that did the work and the findings of the site audit statement make the determination as to the site's suitability for the proposed use.
"The site audit statement is complete for Lot 100 and it is pending for Lot 5."
