Bathurst Regional Council has lodged a development application (DA) for the industrial area off the Mitchell Highway, seeking approval for a 11-lot commercial subdivision and extension of Corporation Avenue.
According to the Statement of Environmental Effects (SoEE), prepared by council's Engineering Services staff, the development would adjoin existing development in the trade centre.
Corporation Avenue would be extended, seeing it link up to the southern end of Bradwardine Road, which itself is flagged for extension at a later date.
The site is vacant, containing exotic vegetation and weeds, including excess soil material. Existing vegetation will need to be cleared in order to remediate the site, facilitate bulk earth works and infrastructure construction.
The SoEE notes that the 11 commercial lots, to be of varying sizes, would be sold by council.
"The average allotment size of the proposed lots is 3182.2 square metres, with lot sizes ranging from 2003.2 square metres to 4634.0 square metres," it reads.
"The lots are designed to allow for the diversity of designs. Each lot is of sufficient size and site area for the construction of an appropriate building design, with the provision for adequate setback, open space, and carpark, and to comply with council's requirements."
Given the land is zoned B5 Business Development, council's plans fall well within the objectives of the zone.
"The site has been zoned for business development use. Therefore, the proposed subdivision is compatible with the context of the area that has been previously established by council," the SoEE reads.
In addition to establishing more lots for future commercial premises, council also intends to landscape the area using a selection of deciduous and evergreen trees.
"Streetscape low planting with accent plants will tie together the development with a structured landscape design, predominately native in character," the SoEE reads.
Councillor Warren Aubin has welcomed the plans.
"It is a really good industrial area up there. I hope that it keeps extending and that it brings more businesses to Bathurst," he said.
Council's DA is not the only one to crop up for the Bathurst Trade Centre in recent months.
Already this year there's been a DA lodged for a service station and three fast-food outlets at 98 Corporation Avenue, and another lodged proposing a neighbourhood shop and takeaway food premises at 7 Bradwardine Road.
