The department, currently situated in the G&T Chambers at 73 William Street, hopes to be relocated to the new site by late September.
Vivability chief executive officer Nick Packham said the new clinical services office will improve accessibility for clients and cater for the department's growing employee base.
"The clinical services team offers psychological services, behavioural support, physiotherapy and wellness coaching," Mr Packham said.
"We've wanted to have visible street frontage for this particular team for some time, as they provide such a vital service for the physical and emotional wellbeing of our clients."
Mr Packham said Vivability's clinical services department was introduced four years ago in response to the privatisation of disability services state-wide in favour of the National Disability Insurance Scheme [NDIS].
"We work with a lot of children, and its important to provide a service to these kids before they miss important milestones," he said.
"With the new site, we're hoping to address a shortfall in occupational therapy and speech pathology, with waiting lists as long as nine months."
Vivability clinical services manager Kevin Walker said the department is currently on the lookout to hire a speech pathologist and occupational therapist.
"We've recently put out an ad for identified Indigenous positions for both professions, and hope to find suitable candidates very soon," Mr Walker said.
"It's a great team to be a part of. We have a broad range of skills to share with each other in a highly supportive environment."
Businessman Peter Rogers, who owns 169 Howick Street, said he's pleased to see the site going towards a vital community service.
"The site has been empty for a while, and it's great to see another shop front filled," Mr Rogers said.
