Bathurst police said a number of people entered a home in Kelso in the early hours of Monday morning, armed with a weapon.
A man was assaulted during the break-in and a number of belongings were smashed.
Chifley Local Area Command crime manager Detective Inspector Luke Rankin said the victim and accused were known to each other and the incident stemmed from a dispute about an item of property.
Det Insp Rankin said the victim, an 18-year-old male, was in bed at his Simmons Place, when he heard a noise at his window. He looked out and saw one man, who was known to him, who was armed with a hatchet.
There were two other co-offenders, aged between 16 and 20, also at the property.
The victim told police he was assaulted by one of the men, and was taken to Bathurst Base Hospital suffering cuts and bruises.
Det Inst Rankin said the victim had an injury on his back which was consistent with being hit with an axe or something similar. He said police established a crime scene at the house and are following up several lines of inquiries.
